Off-plan property video: films that sell unbuilt homes

Every developer knows the moment. The renders are finished, the brochure is printed, the sales gallery is dressed, and the buyer still hesitates. What you are asking them to reserve does not exist yet.

An off-plan property video is a cinematic film of an unbuilt development, created from the project's 3D architectural renders, that lets buyers see and feel the finished place before construction begins. Some markets call it a presale property video, others a pre-construction film. The job is the same everywhere: make a home that exists only on paper feel real enough to reserve.

Presale Films is a film studio for property developers. We work from the architectural renders a development team already owns and direct them into films that sell the life a project promises rather than the dimensions on the plan.

Why developers commission film before ground breaks

Nobody falls in love with a floor plan. Buyers nod at the unit mix, compare the price per square metre, then decide with a different part of the brain entirely. A reservation on an unbuilt home is an act of imagination, and the film does the imagining for them. A brochure lists a west-facing terrace. A film shows the last light of the day landing on a table set for two.

This is what separates video for real estate developers from ordinary property marketing. An agent films what already exists. A developer has to sell what does not, against a deposit today and keys years from now. Film carries that weight better than any other medium, which is why it sits at the centre of a serious pre-construction marketing campaign long before a crane arrives on site.

What the film is made from

By the time a development goes to market, its rendering studio has already done something quietly extraordinary. Materials chosen, light placed, landscaping grown to maturity, every balcony resolved. Those 3D renders are the raw material of an off-plan property video, and their quality carries through to the screen.

There is no crew, no shoot, and nothing to film, because there is no building. What production adds is direction: movement, pacing, a story told room by room, sound design, licensed music, and a colour grade tuned to the buyer the development was designed for. The render supplies the architecture. The film supplies the feeling. The craft itself has its own page: how a render becomes a film. When buyers need to understand a single unit from the inside, a video walkthrough made from the same renders takes them through it room by room.

One production, two formats

The hero film is the 16:9 centrepiece, the property launch film that plays on the project website, in the sales gallery, and on the biggest screen at the launch event. It is built to hold a room. This is what we mean by cinematic real estate video: a director's eye, a narrative arc, and a finish that matches the ambition of the architecture.

Vertical films are the second format, made for the feeds where buyers spend their evenings. Each one is shorter, framed for a phone held in one hand, and carries a single feeling drawn from the larger film. Sales teams forward them, agents post them, and a good one travels further than any brochure.

The developer holds the steering wheel

A film about your development carries your brand, so the process is built around two control points. Vision Alignment comes before production: we align on the project's lifestyle goals, its target buyer, and its brand, so the film is directed at the person you need to move. The Director's Cut review comes before release: you see the film, we refine it, and nothing goes out until every detail matches your architectural intent. You can read who directs the films on our about page.

Watch one

Definitions only go so far. Our films are public, and you can watch them in the portfolio. Within the first thirty seconds you will know whether this belongs in your next launch. Every one of them was made the same way, from renders the developer already had.

Questions developers ask

What is an off-plan property video?

An off-plan property video is a cinematic film that shows an unbuilt development as finished and lived in, so buyers can experience the property before construction begins. It is created from the developer's existing 3D architectural renders rather than from footage, because there is nothing yet to film. Some markets call the same asset a presale property video; the purpose is identical.

What is a property launch film?

A property launch film is the hero version of an off-plan property video: a 16:9 cinematic film made for the moment a development goes to market. It plays on the project website, in sales presentations, and at the launch event itself. Vertical films for social are drawn from the same production, so every channel tells one story.

Is this the same as pre-construction video marketing?

Pre-construction video marketing is the wider discipline: using film across a development's campaign, from first teaser to sellout. An off-plan property video is its centrepiece asset. The hero film anchors the website and the sales gallery, while vertical films carry the same story into social feeds and agents' conversations.

What does a developer need to provide?

The renders you have already commissioned: exteriors, interiors, and amenity spaces, plus floor plans and brand guidelines where they exist. Nothing needs to be produced specially for the film. We begin with a conversation about the development and its buyer, not with a file transfer.

Can renders really become a film?

Yes. A still render already contains the architecture, the materials, and the light. A film adds movement, pacing, story, sound design, and music. The better the rendering studio's work, the better the film, which is why we treat visualization studios as partners and their renders as the foundation of everything we make.

How is this different from the flythrough we already have?

A flythrough is an architectural document: it moves the camera through the model so viewers understand the spaces, and it does that job well. An off-plan property video is a piece of persuasion: directed like a film, with a story, human moments, music, and an emotional arc aimed at a specific buyer. Many developments benefit from having both.

Where do developers use these films?

Everywhere a buyer or an agent looks: the project website, the sales gallery, launch events, investor presentations, and listing portals. Vertical films extend the same story to Instagram, TikTok, and the messages agents send their clients. One production feeds the whole campaign through to sellout.

Developers ask us plenty more, and the answers are in our presale film FAQ.

Start with a conversation

If you have a development coming to market and renders you believe in, we would like to hear about it. Tell us about the project through the contact form on our homepage and we will talk about what the film could be. The conversation comes first.

Your renders already hold the launch film

We take the renders you already have and direct them into a cinematic property film, built to make buyers feel the home before it is built.
